Real Estate Market Intelligence · UK-Wide

Know the market
before you
commit to it.

MarkiT delivers independent research and advisory for property buyers and investors — so the most important financial decision of your life is backed by facts, not guesswork.

6.5M
UK homeowners have regrets about the home they bought — HomeOwners Alliance
63%
of first-time buyers aged 18–34 express regrets about their property purchase
27%
of buyers are unhappy with the location they chose — the second biggest regret

"Younger buyers are being hit hardest by high prices, hidden costs, and the pressure to compromise."

— HomeOwners Alliance, 2025

The stakes have never been higher — and the information gap has never been wider.

Who actually lives in an area, what they earn, whether the neighbourhood is improving or declining — the variables that determine whether a property is a sound decision go far beyond the asking price. Yet most buyers rely on a 30-minute viewing and a Rightmove listing.

That's the gap MarkiT was built to close.

Comprehensive intelligence. One clear report.

01

Area & Demographic Analysis

Population trends, income levels, employment mix — a full picture of where an area is heading, not just where it's been.

02

Roadblock & Risk Report

Planning applications, noise exposure, environmental factors — the hidden issues that derail purchases and destroy value, investigated before you commit.

03

Investment Due Diligence

Rental yield benchmarking, capital growth trajectory, comparable sales — rigorous analysis for investors who need more than estimates.

For first-time buyers

The biggest purchase of your life deserves the most thorough research of your life.

You've saved for years. MarkiT gives you the confidence to say yes — or the clarity to walk away.

  • Is this area right for where my life is heading?
  • What aren't the estate agents telling me?
  • Will this property hold its value in 10 years?
  • Are there planning issues I can't see on Rightmove?

For property investors

Better data. Faster decisions. Fewer costly mistakes.

MarkiT provides the institutional-grade research usually reserved for developers and funds — without the overhead.

  • Yield analysis against realistic local comparables
  • Demand forecasting using demographic data
  • Regeneration opportunity identification
  • Regulatory and planning risk assessment

Simple process.

Don't buy a home without understanding it.

About MarkiT

Built on one belief: information changes outcomes.

MarkiT exists because the property market has never been more complex — and most buyers still navigate it with almost no data at all.

"The single most important financial decision most people ever make — and they make it with a 30-minute viewing and a gut feeling."

That's the reality MarkiT was founded to change. We believe that access to good information shouldn't be a luxury reserved for developers, institutional investors, or those who can afford a full legal team before making an offer.

Every buyer — whether it's their first home or their tenth investment — deserves to understand exactly what they're committing to.

We're not a conveyancer. We're not an estate agent. We have no interest in whether the sale completes or not — our only interest is in making sure you're making the right decision with the right information.

That independence is the foundation of everything we do. It's why clients trust us to tell them things they might not want to hear — and why that trust is worth so much when it matters most.

Operating UK-wide, MarkiT combines deep data access with clear, jargon-free advisory — so you can act with confidence wherever in the country you're buying.

The values that guide every report we produce.

Independence

We have no financial stake in your transaction completing. Our findings are objective, unfiltered, and solely in your interest.

Thoroughness

We don't skim. Every report covers the full picture — including the uncomfortable things other parties might gloss over.

Clarity

Data is only useful if you can act on it. Every insight is explained in plain English, with clear risk ratings and practical guidance.

Timeliness

Property decisions rarely wait. We work to deliver within a week — fast enough to keep pace with the market without cutting corners.

Accessibility

Institutional-grade research shouldn't be exclusively for institutional buyers. We exist to level the playing field for everyone.

Accountability

We stand behind every report we produce. If something changes between report and exchange, we'll tell you — no charge.

The property market has never demanded more from buyers. We help them rise to it.

Interest rate volatility. Post-pandemic migration patterns reshaping urban and rural demand. Planning reforms creating winners and losers at the street level. Leasehold complexity catching thousands of buyers off guard each year.

The forces shaping property values are more numerous, faster-moving, and harder to track than at any point in recent memory. The buyers who navigate this landscape well are those who enter with the fullest possible picture.

That's what MarkiT provides — and why we believe our clients need this service more than ever.

Ready to make your next property decision with total confidence?

Our focus is on understanding who lives somewhere, where it is heading, and what that means for your purchase.

Not sure which service you need?

Most clients start with a brief conversation. Tell us about your situation — the property, your timeline, and your concerns — and we'll recommend the most appropriate combination of services. There's no obligation, and no upsell.

Every property has a story the listing doesn't tell.

Who We Help

Two very different buyers. One shared need.

Whether you're buying your first home or your fifteenth investment property, the fundamental need is the same: to understand what you're buying before you commit to it.

First-Time Buyers

You've worked for this. Don't leave it to chance.

Buying your first home is the single largest financial commitment most people ever make. Estate agents work for the seller. Conveyancers work on legal title, not market suitability. Mortgage advisers focus on what you can borrow, not whether you should borrow it for this particular property.

MarkiT is the only party in the process whose sole job is to help you understand what you're buying.

Questions we answer for first-time buyers

  • Is this area safe, stable, and likely to grow in value?
  • Are there planning applications that will change what I see from my window?
  • Is the school catchment I've been quoted actually accurate?
  • What does the local demographic profile mean for long-term rental demand?
  • Are there any leasehold or ground rent issues I'm walking into?
  • Am I paying the right price for this street, at this time?

Property Investors

Institutional-grade research. Without the institutional overhead.

Large property developers and institutional funds make decisions on the back of extensive research teams and proprietary data feeds. Private investors typically make the same decisions based on far less.

Better data means fewer bad acquisitions, more confident offers, and a portfolio built on solid fundamentals rather than speculation.

What we deliver for investors

  • Realistic rental yield analysis benchmarked against actual local comparables
  • Demographic demand forecasting to identify emerging rental markets
  • Regeneration opportunity mapping — finding value before prices move
  • Supply pipeline risk assessment — how much new stock is coming to market?
  • Regulatory risk flags: Article 4 directions, HMO restrictions, licensing schemes
  • Exit strategy scenario planning based on market and demographic projections

Whether it's the home you'll raise a family in, or the investment that funds your retirement — the cost of getting it wrong is too high to go in underprepared.
